EICRs (Electrical Installation Condition Report) - Explained

An EICR is an Electrical Installation Condition Report. It is a formal document that is produced following an assessment of the electrical installation within a property. It must be carried out by an experienced qualified electrician or approved contractor.

EICR's are a statutory requirement for all properties in the UK.

How often do they need doing?:

Domestic properties should have these completed once every 10 years or 5 years for a large properties
Commercial properties are required to have this completed every 5 years
Industrial locations are 3 years.
All properties which are leased / Rented must have these completed annually as part of the landlord's certification after legislation came into place in 2020.

What's the report for?:

The primary purpose of the report is to ensure the safety of the people, property and livestock at the premises of the electrical installation. EICRs allow for an in-depth report into the condition of an electrical installation.

How does it work?:

One of our qualified and experienced engineers will come out to your property and carry out the assessment - we always issue the report within 24 hours
The report will highlight all of the necessary remedial works required if there are any
We rank the works required in order of importance
We can then carry out the remedial works for you and will then issue a satisfactory report once all works completed

What remedial works are commonly highlighted in a EICR?:

Fuse board upgrades:
All properties built prior to 2015 will most probably have consumer units installed which no longer comply to BS7671 wiring regulations
A large number of properties will still have their electrical supply installed to an old combustible type fuse board. These are no longer allowed to be installed and have been replaced by non-combustible metal clad fuse boards.

I'm a landlord, what does this mean to me?:

These reports are now a document required by law for any property which is rented out and is considered part of the landlord's documentation for renting. These reports also give a good summary of the condition of the electrical installation for the owner and are often used to ensure the installation is conforming to current wiring regulations.

If you want to go ahead with a basement conversion, but you live in a semi-detached or terraced house, it is highly-advised, and sometimes mandatory, that you complete a party wall agreement. This essentially confirms that the condition of any shared walls between your neighbour’s house and yours is agreed to be satisfactory on both sides for work to go ahead, and avoids you being liable for any damage later on which actually was already existing. If your neighbour agrees immediately to a party wall agreement and signs the document, then work can commence without a surveyor. Similarly, if your neighbour misses the deadline to sign the document, work can commence. If your neighbour refuses to sign the document, then a surveyor will come in and deliver an independent decision - if permission is granted, it is known as a party wall award. To avoid nasty complications and tensions, we would advise that you always try to get a party wall agreement signed and confirmed before work begins - a surveyor could become involved at any point if issues arise, so it is best to have permission before things begin! Planning Permission

Whether you end up needing to apply for planning permission or not, it is always worth checking the specifics before you undertake any work on your house. Often with a basement conversion, planning permission isn’t needed because the work is on the interior of the property. However, if there needs to be windows or entrances on the front of the property or digging up some pavement or road, planning permission will be required. Additionally, if you wish to undertake a completely new basement construction, then planning permission will certainly be required. This can be an extremely simple and stress-free process if you have the right people helping you - that is where we come in!

How we Transformed Unused Space into Incredible Student Accommodation

We were approached to create student accommodation at Milton House, which had an excess of unused space in the building just waiting to be transformed.

There was an overhanging section of Milton House which, at the time, wasn’t being used for anything - it was wasted space in the building’s design. So we took that space and converted it into two remarkably spacious flats perfect for student accommodation.

Hughes Group took control of the project from start to finish and we completely built the accommodation from the ground up. The apartments were designed to be modern and make the best use of the available space. Our team performed the construction, including laying the floor and ensuring the electrics, gas and water ran perfectly.

We’re incredibly proud of the work we’ve accomplished with Milton House, proving that even previously thought to be unusable space can be transformed into something fantastic and ready to be lived in. How our Work with Cafe Brera Connects the Company

We’ve done a lot of work for the luxurious Cafe Brera, and the work we’ve done is spread across three separate locations, including the company’s flagship in Canary Wharf. However, it’s the work we’ve done to connect the company across its variety of locations that we want to talk about today.

Hughes Group were approached to help construct the CPU for Cafe Brera - that’s the Central Processing Unit - a single, massive kitchen space designed to act as the central point where everything is made and then distributed out to the different locations. This particular CPU was located in Battersea, so we took our team over there and helped create the stunning, state of the art kitchen unit.

We built the CPU for Brera and help to maintain it as well, ensuring it’s able to do its job, meaning the cafes can keep doing theirs. We also continue to provide property management services to the additional Cafe Brera locations, ensuring everything continues to work at its optimum behind the scenes. Undertaking a Massive Property Refurbishment at Cadogan Lane

We’ve been busy lately working on a huge project at Cadogan Lane! It’s been a fantastic opportunity for our reliable team to show off their skills. Cadogan Lane required an enormous property refurbishment, which involves work from the basement all the way to the roof of the property. One of the biggest undertakings involved in the refurbishment was the installation of a brand new kitchen, which meant we had to completely remove the old one before installing anything new.

As you can see from the images, when it came to installing the kitchen we started entirely from scratch. We installed brand new cupboards, lighting and even an entirely new floor to help bring the room to life. Stylish black marble countertops were brought in to give the kitchen a sophisticated, modern look and overall we were very pleased with the transformation of the room. Of course, the kitchen wasn’t the only room we worked on. During the process of the full refurbishment, we also modernised the bathrooms, turning them into beautiful, personal rooms with a contemporary look and feel.

We worked on everything behind the scenes as well, including the electrics and the lighting. Our responsible team is capable of looking after everything in a property refurbishment, both internal and external. At the top of the property, we worked on creating a stylish open space that features a lot of glass.

How we Transformed Sergent Major with a Full Refurbishment

Our team travelled to Richmond to help take an old, unused store and revitalise it by turning it into one of London’s first Sergent Major stores, a French childrenswear brand that previously traded as Jacadi. We’re very proud to have helped bring the brand to life here in the UK. Our team performed a complete shop fit out, totally transforming the old unit and creating a whole new space for Sergent Major to trade in.

Saving Seven Pines - Why We’re Raising Awareness for the Abandoned Mansion

Some things are better left untouched. Unfortunately, that isn’t always a possibility. Some of our favourite buildings are the ones with a lot of history, the ones that haven’t been lived in for some time. Seven Pines mansion in Virginia Water was abandoned by its previous owners, Bryan Forbes and his wife. When Forbes passed away in the house in 2013, his wife left the house and it has remained empty to this day. What’s so special about the mansion however is the way that memory is preserved - although empty, it remains almost immaculately furnished. Or at least, it was. Due to the building’s abandonment gaining widespread, mainstream attention throughout the internet, people have continued to arrive at the building and break in. Such break-ins are recorded and uploaded to YouTube for the world to see, incentivising others to do the same. Parties have been held in the mansion, and unfortunately the result is that the inside has become trashed over time. Electricity is still being fed to the mansion, so that only continues to draw more people to it. While it’s unfortunate that there doesn’t seem to be anything being done about the prevalence of the videos on YouTube, Hughes Group are looking to act.

Because the mansion had been left in its original state, it’s been made incredibly easy to gain access through the windows. Hughes Group are planning a restoration project to barricade the windows in order to prevent people from entering unauthorised. We’ve since secured the building and are planning on fitting the windows with steel shutters, ensuring it’s impossible for unwanted guests to enter the building in the future. With this project, we wanted to bring this issue to light - this historical building is being wrecked over time thanks to people breaking in without permission, and in doing so, inviting others to do the same. The inside of the building is covered in rubbish and it’s only a matter of time before the historical beauty and uniqueness of the mansion is lost. Seven Pines has become something of a Virginia Water landmark, lost to time - at Hughes Group, we’re determined to see that it remains protected, at least until such a time where the future of the building is decided. Our Exciting New Contract Opens Doors with Domino’s

We’re very excited to reveal that we have a brand new contract which has awarded Hughes Group 17 individual Domino’s stores. We have a long standing history supporting Domino’s stores, overseeing property management services for a number of outlets. Thanks to this and our pre-existing partnerships, the total number of Domino’s stores we now manage is over 60. We typically perform regular store visits, where we spend a day going through the store and servicing where necessary. We look after the company’s refrigeration equipment, including their walk-in fridges and freezers, as well as their chilled make line areas. Domino’s stores keep product like pepperoni and cheese in specific, chilled areas where they assemble the pizza, so it’s imperative these areas remain at the correct temperature. How we Worked with Propelair to Bring Water-Efficient, Innovative Commercial Toilets to DHL

We were recently involved in a project with DHL, who were looking to try and save water at one of their sites. We recommended installing Propelair commercial toilets. The plan would be prototyped at this site and then rolled out to the remainder of DHL sites should it prove successful in saving water. Propelair’s unique, innovative water-saving system made it the ideal choice for DHL’s requirements. The toilets use just one litre of water per flush instead of the usual six, meaning that they would be saving five litres per every flush thanks to a smart combination of water and air. A large fan rotor inside the unit propels air down the toilet along with water to get rid of waste through the drainage. The use of propelled air eliminates the need for so much water, allowing DHL to save thousands of litres per day. Our involvement in the project was extensive. We stripped out all of the old toilets and installed the new Propelair ones, which included electrical supplies as every toilet utilises a 12 volt charge. Our Extensive Transformation of Madame Posh

One of the aspects of our work we take the most pride in at Hughes Group is being able to create something from nothing, and overcome any design hurdles we might be faced with. When we were tasked with transforming Madame Posh from the ground up, we got to work. Initially we stripped the entire shop down to nothing. The space wasn’t originally Madame Posh, so it was a simple affair to start from the beginning. We took everything out of the original shop and disposed of it, leaving only a concrete shell behind with which to work with. The client provided us with extensive drawings to work with and from there we were able to begin work on bringing Madame Posh to life using our assortment of skills.

The project was a complete shop refurbishment, so we worked on every aspect of the building. We installed a brand new air conditioning system into the building, as well as a warm air curtain. Along with this, our professional electricians completely rewired the electrical circuits and the lighting circuits. Our team also created and installed the beautiful chandeliers inside the shop. We then moved onto the actual infrastructure of the shop, installing the stairs, partitions and flooring. We installed the entire kitchen, including fridges, freezers, dishwashers and a pump system for the waste. The team also installed both male and female toilets as well as a disabled toilet, as well as the shop’s plumbing system, and a scuba tank pumped water system. The toilets included hand dryers, soap dispensers and vanity units. Our team then moved onto the shop’s visuals, wall-papering and decorating throughout. We installed the front windows and entrance as well as a projector. We helped to craft a design for the shop by installing a partition between the kitchen and the restaurant, as well as a lift and dumb waiter. We then installed the external signage and at this point, the restaurant was truly coming together. We installed a canopy to add a feature at the front of the shop, while ensuring it complied with the rules of Windsor Borough Council. How we Transformed this Family Home into a Stunning Boutique Hotel

We were very excited to see one of our favourite transformation projects featured in Elle Deco - the stunning renovation of an old building into the River Arts Club boutique hotel. A Victorian mansion, this beautiful Grade II classified building was a joy for us to work on and watch evolve before our eyes. Built in the late nineteenth century, the residence was once home to a great art collector and has since been featured in numerous television shows and as the backdrop for several films. The house itself is considered a house of the arts, so when we renovated it, we wanted to not only respect and adhere to that history, but also help modernise it for the current day.

When it came to our work on the project, we completely refurbished the entirety of the Grade II listed building over the course of 18 months. The hotel is comprised of 13 suites, a grand reception, a champagne room and a kitchen - but we also converted the basement plant room as well. We made it a priority to help preserve that character and personality, allowing each room to stand on its own. The hotel is located in Maidenhead, and we made sure to complete all of the mechanical and electrical aspects and surveys, as well as install the entire heating system for the building.

A key part of the project was the restoration of the entrance hall with the assistance of a specialist who helped us strip it back to nothing before we then rebuilt on top. To do so, we added lining paper to every wall before adding wallpaper. We also laid brand new carpets throughout the hotel as well. A number of revisions were made to the building to help it comply with fire regulations, and an alarm company was hired to fit the hotel with up-to-date systems. Along with this, a conservation officer was involved in the project to ensure that, being a listed building, the Oldfield’s historical importance and aspects remained preserved, which of course we adhered to.

We also restored the bathrooms and fitted a stunning chandelier in the main entrance hall. The refurbishment of this home into a boutique hotel utilised all of our skills and we worked with a number of specialists to ensure the job was completed to the highest possible standard.

We’re exceptionally proud of the work we’ve done helping to turn Oldfield into a fabulous boutique hotel. The building’s wonderful history has an artistic hub has been preserved, while helping to bring it into the modern age as a culturally significant hotel. It’s incredibly exciting to see the building featured in Elle, with gorgeous images helping to truly display the building’s wonder. We’re very excited to have been able to sponsor the University of Hertfordshire’s rowing team on their trip to Banyoles, Spain this year. While the team were there to have fun, they were also there to train - and that includes a 19k mountain bike ride! They used the time they had to get plenty of practice in on the water, with both novices and hardened veterans performing well. After three days of intense training, the team took a well-earned break to look around Barcelona before returning to the water for their last day in Spain. During their stay, the team were looked after by Club Natacio Banyoles and Hotel L’Ast while we sponsored the team and provided some gear for their camp! After their extensive training week, the team are looking ahead to the BUCS Regatta 2019 - we wish them the best!

Studio Project – now complete

Over the summer the Studio has been taking shape. Our Electricians have installed the lighting and data connections. After one of the hottest and busiest summers for many years our Air Conditioning engineers managed to make time to install the much needed AC.

Cabling for the outside lighting has been laid before the patio gets underway.

The Patio is almost complete.

Completed studio ready for Pool Table and Table Tennis games. Cedar cladding has been used on the exterior to enhance, and in keeping with the rest of the garden.

Mood lighting and wall mounted TV complete the interior. From start to completion this build has taken 3 months.

Landlords Gas Safety Certificate

Our Engineer is qualified to assess: Cookers, Gas Fires, Gas Boiler, Range cookers, Water Heaters and more. Our Gas Safe registered engineers carry an identity card which customers are encouraged to ask an engineer for before they have gas work carried out in their home. The front of the card has a photograph, a registration number and an expiry date and the reverse shows the different categories of work that the engineer is qualified to undertake, e.g. cookers, boilers, gas fires. My name is Simon Rochford I am Head Of Mechanical and Electrical Technical Services for Hughes Group.
After leaving School at the tender age of 16 I decided I wanted to get into a Mechanical trade and started my career as an Apprentice Pipe Fitted Welder, Heating And Ventilation Engineer for Sulzer Infra UK Ltd and completed a 4 year training programme with a further year to gain my advanced craft certificate.
I then went through the process of gaining site experience and knowledge and slowly advancing myself through different companies from site supervisor, Mechanical installations manager, Property Facilities Manager and my current position at Hughes.
I have had a wealth of knowledge and experience working in Residential commercial and high end VIP premises both in England Paris Geneva and Morocco from Install of large M&E equipment to domestic installs right across the property spectrum.
My team of trades men at Hughes range from AC/Refrigeration Engineers, Electricians Plumbers and Gas Engineers and feel privileged to be working with such a fantastic group of qualified tradesman and Engineers.
We strive to produce top quality installations at Hughes Group from a small boiler install to a major house refurbishment, full rewire and H&V install striving for customer satisfaction and quality at all times.
